Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,969 service calls we have performed 30,357 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/24/26: I ran the hose in the pool during the service call to help offset evaporation. A water timer is recommended for the hose running to the pool to effectively control the water level in the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.8/24/26: Brought in one piece of mail with some sales flyers photo below. Dock is unable to get power to the boat lift equipment as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Client is addressing. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
8/24/26: Removed a Johnny Bugs pest sign from the front yard. There is a new pool pump filter sitting on the lanai. The lawn has a few small brown spots in several areas throughout the yard. I ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. There is an alert on the alarm system keypad. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
8/24/26: Excessive weeds are growing in all the Landscape beds & some of the Landscape bushes need to be trimmed soon. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All Storm shutters are closed. Left the water main on for the pool company when leaving.
8/24/26: The irrigation timer box is locked. All ac thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 49.8% humidity. Master bath hall temps were 80.0 degrees & 50.8% humidity.
8/24/26: Left the lockbox on the door when leaving. Monitoring the recent water leak by the street closely. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. Client is addressing. Large step crack in stucco on back of house.
8/24/26: Removed a Hughes exterminators pest sign from the front yard. Checked all damp rids. Lanai screen door is locked.
8/24/26: All ceiling fans are on. Lamp in living room is on.
8/24/26: Removed a Hughes exterminator’s pest sign from the front yard. There is some corrosion forming on some of the water pipes & connections etc connected to the top of the water heater. Client can address when they return. The lawn has some small brown spots in several areas throughout the yard but is looking a little better. All ceiling fans are off. Both pool cage screen doors are locked. All storm shutters are closed.
8/24/26: The lawn was being mowed when I arrived. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
8/24/26: Was only able to locate one new battery for the glass break sensor. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Right side lanai screen door is locked. Shed door is locked. All storm shutter panels are on.
8/24/26: Brought in one piece of mail with some sales flyers photo below. Storm shutter on lanai is open. Will run the storm shutter on the lanai once per month & spray the tracks with lubricant for preventative maintenance. Deep freezer in utility room is off.
8/24/26: The lawn is looking better but still has a few small brown spots in several areas throughout the yard. Checked all large damp rid buckets. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
8/24/26: Brought in two pieces of mail with some sales flyers photo below. The lawn is starting to look better but still has a few small brown spots in several areas throughout the yard. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
8/24/26: The pool water level was below the top skimmer port and the pool chlorinator lid was leaking when I arrived. I shut the pool pump off and re-fastened the chlorinator lid causing it to no longer leak while the pump was running. I left the pool pump turned off for now per the client. All of the vines have been removed from the landscaping bushes and all of the weeds have been sprayed recently. Ran the storm shutters for preventative maintenance. The lawn has some large brown spots in several areas throughout the entire yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
8/24/26: The humidity level has been consistently below 60% inside the residence. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely and adjust accordingly. Client will address the weeds growing in the landscape beds when they return. There is some excessive washout from rain water starting on the right side of the driveway & underneath it. Clients will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.
8/24/26: The bougainvillea’s in the backyard along the fence may need to be trimmed soon. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green forwarding slip in mailbox.
8/24/26: The neighbors car was in the driveway when I arrived. Swept gecko droppings off the front porch. Excessive weeds are starting to grow around the entire residence. Exterior of car & golf cart seats will need to be cleaned. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 49. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
8/24/26: Excessive weeds are growing in all the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
8/21/26: All ceiling fans are off. Storage room on breezeway is locked.
8/21/26: The smoke detector in the dining room was no longer chirping when I arrived. Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
8/21/26: Mini fridge in kitchen is off and door propped open.
8/21/26: Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
