Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,871 service calls we have performed 29,676 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/18: Photos below of the water spots on the ceiling of the living room reported upon early in the season, they appear no worse. Mold mildew spots around the light in the larger closet upstairs I believe have gotten just a bit worse than first reported at the beginning of the season. I realize there was quite a bit of roof work this year and so I’ve been monitoring them all season.9/6/18: I’m not sure what or who has been in your condo and changed the settings on your thermostats however both thermostats are set to 76° they are both reading 76° the fan is set to auto downstairs and the fan is set to on upstairs which isn’t what I would do fan should always be at auto. Humidity is much higher than it should be based the temperature something is not correct with the AC system. I put my hygrometer up to the event in the upstairs bathroom and held it for several minutes the temperature of the air was 75°. This should be 10 to 15° lower than that.
9/5/18: Watered exterior potted plants. I was NOT able to activate the alarm without the bypass codes. Peach US mail delivery slip see photo below.
9/5/18: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 45.2% humidity 81.8 temp; Master bath hall 47.2% and 81.9 temp. The utility exterior door gasket has a very large gap, see photo below.
9/5/18: No kitchen appliances other than a new refrigerator. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no sink and no tub to run water into. Pulled several weeds from inside the lanai. Pulled a Truly Nolen pest control sign from the front yard dated 9/4/18.
9/5/18: Front door seep deteriorating see photo below.
9/5/18: Weeds growing in the cracks of the lanai. Pulled Lawn Care Extrordinaire sign dated 9/4/18. Your lawn guy pulled up saw the sign pulled and next to my car then requested I not remove these signs. Removed a dead frog and a dead Palmetto bug from master bathroom floor. As well there were several frog droppings I cleaned up.
9/5/18: Entry hall and a living room both are chirping batteries need replaced. Tree next to entry walk way needs to be staked upright, phot below. Picked up a half a dozen dead millipedes in
9/5/18: Poured bleach down the AC condensation evacuation tube as requested. Back driver side tire flat on car. Battery dead on car could not start. I did not bring my air compressor today.
9/5/18: The humidity within your condo is very high by my standards. I suggest keeping it as close to or below 60%, ideally I like to keep it closer to 55%. Currently the humidity is 67%. Set thermostat to 77 at the direction of the owner. Mud dauber nest inside front door jamb, see photos.
9/5/18: The weeds are growing rapidly around your home. I stopped using Ranson Brothers for weed control opting to suggest clients deal directly otherwise I would have to charge a handling fee increasing your cost. You may want to check with your lawn company to see if they provide this service as well. The ceiling spot mentioned in the last report appears to be more prominent, photo below. The water main valve continues to drip even after I shut it off, however this happened last time as well and when I came today it was not dripping before I turned it on. It appears he is healed itself overtime.
9/5/18: The pool level is at mid skimmer court which is perfect. I found no pool service slip on the lanai this service call. The plant growing on the trellis next to your pool heater unit is growing into the top grate of the heater, see photo below. The weeds are growing rapidly around your home. I stopped using Ranson Brothers for weed control opting to suggest clients deal directly otherwise I would have to charge a handling fee increasing your cost. You may want to check with your lawn company to see if they provide this service as well.
9/5/18: The grass is extremely long, should be cut, see photos below. Brought a palm frond to the front for pick up. The gate was wide open, indicating lack of attention to home and possibly home is vacant. Found many dead ants under the dining room window, see photo below. I swabbed both toilets.
9/4/18: Weeds on the lanai are dead. While in the guest bathroom I heard running water but I hadn’t turned anything on within that bathroom. Upon further investigation around the house inside and outside I found the left side spigot open, see photo below. The garbage disposal had to be freed in order to be ran.
9/4/18: Weeds growing in the cracks of the lanai, photo below. Sprayed very large wasp nest on ride side of home inside window recess, photo below.
9/4/18: Weeds overtaking the landscaping. The lanai concrete and cage screens need power washed. The leak around the slider in the master bedroom seems to be worse and/or needs attention, inside and outside photos below.
9/4/18: Right side back yard gate open upon arrival (both sides).
9/4/18: Several dead ants in the guest bathroom and tub, I cleaned these up. I saw no live ants.
9/4/18: The deadbolt was not locked again could this be the real estate agent? I opened the home for client: left water main on, turned all circuit breakers on, turned dehumidistat to ON, set thermostat at 75 and set all appliance clocks.
9/4/18: Found ceiling spots over the kitchen bar near hanging lights. Below is a photo of the ceiling and another of the roof from the front of the condo. I believe the problem is at or near that peak on either side.
9/4/18: SUV has mildew on the front seats, photo below. I found the water main on upon arrival. I am confident this was not left on by me last service call. We have the practice of placing our keys on the water valve there’s absolutely no way we can drive away without shutting the water off.
9/4/18: More pest droppings inside shuttered lanai area, just about reaching the level from the end of last season. Side walk becoming impassable needs to be trimmed back, see photos below.
9/4/18: A pool cage door that was supposed to be locked was unlocked, photo of it below. Watered the large plant on the lanai (1 1/2 quarts) and 2 cups of water in the small plant. Pool level middle of skimmer port. Pool clear and clean. No pods on any trees/plants. Found several dead ants in the hall just in from the garage, along the 3 section glass dining area window and in the tub of the master bath none were alive, see photo below. I cleaned all these up.
9/4/18: Photos below of brown spots that appear to be a bit worse. The photo below of the green cylinder out front shows water leaking from under it at a pretty fair rate, should be looked at very soon.
9/4/18: Spots on ceiling along main garage opening do not appear to be worse, photo below. Weeds growing in the cracks of lanai pavers along edges near pool cage, photo below.
