Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,786 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/15/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.11/14/23: Pool level is an inch above the bottom of the skimmer port. The pool draws from the bottom drain of the pool according to the homeowner.
11/14/23: The carpets are now dry as expected. I move the thermostat from 75° to 78°, which I feel is a pretty fair setting for a vacant home such as yours. I tested again the tile in the guest bathroom, and cannot really determine any that are loose as thought by the previous tenant.
11/14/23: Water main was on upon arrival, off upon departure. The pantry light was on I turned it off. The door between the garage and home was not locked.
11/14/23: I watered all 7 plants on the lanai and the 2 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The front weeds are in very good shape, very few at all. Weeds growing in the lanai pavers. The main long front pool cage screen has separated from the bottom channel, reported previously. The water is beginning to smell like rotten eggs, reported previously. I ran the hot water side of the system as long as possible in the tubs and shower especially hoping to reduce the smell some.
11/14/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
11/14/23: Hey HomeTeam pest Defense Sein was in the yard dated today 11/14/23. By definition. I can’t pull that until the following day so I have to leave it in the yard. There also several circuit breakers tripped photo below. I reset them all at the beginning of the service call and I checked them before I left and none had retripped.
11/14/23: I poured vinegar down the HVAC condensate tube then chased with water.
11/14/23: Browning in the yard persists, reported previously. I activated the alarm upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen.
11/14/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. Your water is beginning to smell a bit like rotten eggs, which is normally caused by the annoyed bar or rod in your water heater, needing to be replaced. You can either have it replaced or when you come back run the hot water side of the system until the smell dissipates. The guest bedroom smoke detector is chirping, which indicates that you have a low battery that needs to be replaced.
11/14/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/14/23: I watered all the plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint?
11/14/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
11/14/23: Spoke via phone with Dave RE the mail. The lamp in the master bedroom that is connected to the smart plug adapter is on. Removed Turner Pest Control sign from the yard which was dated 11/9/23.
11/14/23: New sheet metal was being installed on the roof of the building when I arrived see photo below. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
11/14/23: There was new sheet metal being installed on the roof of the building when i arrived see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
11/14/23: Home under renovation from flood damage. Pool level is about 1/2 skimmer port and auto water fill is working. Pool is much better today only a little debris on the bottom and NO algae. Alarm was chiming as before will send video. Light and fan was on in guest bathroom. Door between house and garage not locked. Sent photos via text of construction. Fans, chandeliers are still up. Closet where remove was for storm shutters all racks removed and cannot find the remote.
11/14/23: New roof construction progress photo below. Sections of the roof & soffits are still being worked on. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier in kitchen read 56. Watered the plant in the kitchen & rotated it.
11/14/23: New roof construction appears complete. There are still sections of building facade waiting to be repaired. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac system turned on & appeared to be working correctly. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
11/14/23: Right side MB sink drains very slowly. I vacuumed out the HVAC drain. The disposal is tagged at the switch not to run.

11/14/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. I replaced the 9v battery in the living room which was only chirping very lightly (as if the battery or detector were bad). I reset the detectors and it is still chirping and now louder than when I arrived. I pulled the detector off the ceiling and removed the battery, it is on the island. The humidity is a little high but it is very humid this morning. Once the temperature outside gets above 80 the system will run and remove the humidity.
11/14/23: There is a large brown spot in the lawn on the back right ride of the house see photo below. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving. Brought in two new batteries for the alarm system key fob & installed one of them in the key fob restoring power to the key fob see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/14/23: The water main has been turned back on for the pool since the last service call but all the fixtures inside the residence are still temporarily turned off. New kitchen cabinets have been installed since the last service call see photos below. The refrigerator has been turned back on. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Put the key back in the lockbox when leaving.
11/14/23: The pool water level was slightly low when I arrived. I ran the hose in it during the service call & set the water timer to run for 60mins to bring the water level back up. Will return to turn the water main off after conducting other service calls in the area. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. There is still a washout in the lawn on the left side of the house along the property line which appears to be from a broken irrigation line. The lawn has some brown spots on the left side of the house. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed.
