Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,796 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/5/23: Weeds growing in the cracks of the pavers on the lanai. The tree that was leaning toward your home and outside AC condensing unit has been straightened.10/5/23: There was some work being performed on the master bathroom ceiling when I arrived see photo below. New roof construction has not changed in appearance since the last service call.
10/5/23: Poured vinegar down the HVAC condensate tube chased by water.
10/5/23: New roof construction progress photo below. There are some holes in the concrete on the right side of the building above the walkway. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Turned the water on & off by the softener in the garage.
10/5/23: Left side sink in master bathroom has very low water flow. Tree blown over in the back yard, reported previously.
10/5/23: The metal slats over the garage windows were being replaced when I arrived see photo below. There is a hole in the concrete on the front left side of the building. New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Front door storm shutter is closed & key is in the lock. Water was on in 2004.
10/5/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
10/5/23: I did not need to water the plants as my moisture gauge indicated they had enough moisture. I started the car and it idled during the service call. The garbage disposal is too loud so I tagged so I would not run it anymore.
10/5/23: The broken window in the front guest bedroom has been replaced recently see photo below. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/5/23: There appeared some work being performed on the building when I arrived see photo below. Checked all damp rid buckets. Storm shutters on lanai are closed.
10/5/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
10/5/23: The water main was in the off position when I arrived & all of the debris has been cleaned off the dock since the last service call see photo below. Weeds have been removed from the landscaping beds photo below. There are some new water stains on the kitchen ceiling above the oven see photo below. Turned off sever lights that were on throughout the residence. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly.
10/5/23: New sheet metal was being installed on the roof of the building & the dining room light was on when I arrived see photo below. I turned the light off before leaving. Water stains on kitchen ceiling have not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the unit not turning on enough due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving.
10/4/23: I poured vinegar down the HVAC air handler condensate tube. There is a circuit breaker that keeps tripping, so I have kept it off, previously reported. The car started during the service call.
10/4/23: I poured vinegar down the HVAC condensate tube and then chased with water. The drain line was filling up to the funnel as I was putting both the vinegar and the water down the tube. I would have to let it drain some very slowly it would go down. This indicates that your drain line is about to plug completely. If this is allowed to happen, service company would have to come out to one block that drain line at the cost of a minimum hundred to $150. Knowing that it had to be unplugged and that I couldn’t do anything once it was totally plugged as technically it is then an AC problem and I legally would be able to work on it. I brought out my shop vac and I vacuumed the drain line for the AC as this is considered preventative care. What I got out of that line was the most I’ve ever gotten from a system, photo is below. Providing this service is an additional $20 but I felt you would agree it would save you $80 or more. Some dead ants at the living room slider, reported previously. I did not see any live ants.
10/4/23: I started the SUV and it idled during the service call. I poured 4oz of vinegar down the AC drain line then chased with 10oz of water. I set the thermostat to 80 from the 77 that was set to by the AC tech. I removed the lock box from the front door.
10/4/23: The black ant situation along the slider is no different, I found no live ants.
10/4/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There are no new deep holes in the yard that I could see. There are a few slight spots of digging in the yard, probably an armadillo.
10/4/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm damaged garage overhead door has not been replaced yet.
10/4/23: One damaged screen on the lanai, photo below. Bushes are beginning to need trimmed, photos below.
10/4/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are open and the unit is off.
10/4/23: Kayak battery on kitchen counter was fully charged. I temporarily disconnected the battery charger for now. Monitoring all ceilings closely.
10/4/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
10/4/23: The master bathroom tub is draining slowly, and I’ve tagged it as such. The master bedroom thermostat is set to 78, humidity level is fine. There are many many small ants again throughout the house as can be seen on the white tiles. If you remember I swept these up the first week of September. They tend to accumulate more under receptacles that have night lights, photo below.
10/4/23: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
