Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,803 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/31/23: Poured 2oz of bleach in each toilet. I did not find any obvious storm damage to your condo.
8/31/23: New roof construction has not changed in appearance since the last service call. The front door was unlocked & there was a set of keys in the door lock when i arrived photo below. There was commercial water remediation equipment still running in the dining room & living room underneath some new water stains on the ceiling see photos below. The ac air filters are dirty & need to be cleaned/replaced. Portable dehumidifier in kitchen read 45. Checked all damp rid bags. All storm shutters are closed.
8/31/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. I did not find any obvious storm damage to your condo.
8/31/23: New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Air dryer by fireplace was on. All storm shutters are closed.

8/31/23: The outer room readings are 60.9% humidity and 83.6°x The smoke detector is chirping in the master bedroom, reported previously. I did not find any obvious storm damage to your condo.
8/31/23: New roof construction has not changed in appearance since the last service call. The foyer light was on when i arrived. I turned it off before leaving. There was a commercial fan running underneath the old water stain on the master bedroom ceiling when i arrived see photos below. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 60. All storm shutters are closed. Turned the water on & off by the softener in the garage.

8/31/23: The car’s battery maintainer reads 100. Car cover was blown off during storm , photo below. I pulled it back on. I did not find any obvious storm damage to your condo.
8/31/23: New roof construction has not changed in appearance since the last service call. There were commercial fans running in the living room & master bedroom when i arrived see photos below. There appears to be some new water stains on the living room & master bedroom ceilings. All storm shutters are closed. Did not run any water inside the residence per the client.
8/31/23: New roof construction has not changed in appearance since the last service call. Renovation progress photos below. There were workers inside the residence when I arrived. Did not see any evidence of water intrusion’s inside the residence at this time.

8/31/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously. I did not find any obvious storm damage to your condo.
8/31/23: The carpeting where the damp rid bag leaked is still oily. I could not find any apparent storm damage to your condo. A tree blew over out back, photo below.
8/31/23: Photos of the new screens on the lanai below.
8/31/23: New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence. The humidity level was over the acceptable level of 60% inside the residence with the thermostat set to 78. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
8/31/23: I did not find any obvious storm damage to your condo.
8/31/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko. The coils on the HVAC air handler appear to be frosting up, reported previously but no worse than before. The smoke detector in the hallway is chirping. I did not find any obvious storm damage to your condo.
8/31/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the faucet and underneath where the leak is coming from. There’s a tub down below there so it looks like maybe this leaked before? I found no apparent storm damage.
8/31/23: New roof construction has not changed in appearance since the last service call. The garage is temporarily being used as storage for roofing supplies see photo below. Did not see any evidence of water intrusions inside the residence at this time. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
