Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,803 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/7/23: New roof construction progress photo below. The front balcony has debris from the roof construction on the floor see photo below. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed.
7/7/23: Left side sink in master bathroom has no water flow. Some browning of the yard and it’s about the same as previously reported.
7/7/23: Browning of the yard is about the same as the last service call. The lawn could use to be cut, but it’s not excessive. Watered the plants on the lanai. I started the SUV and it idled during the service call.
7/7/23: The browning in the yard is a bit better this service call. Lawn needs to be cut.
7/7/23: The pool water level was extremely low & the painters were inside the residence when i arrived. I ran the hose in the pool during the entire service call & set the water timer to run for 120mins when leaving to get the water level back up. Weeds are starting to grow in all the pool tiles again see photos below. Was only able to drive one of the vehicles today as the other garage was temporarily blocked by the painters vehicle. The painters stated that there were large cracks in the baseboards & wall next to the lanai entrance door & the floor appears to be dipping as well. Will contact the client & advise them of the situation. Monitoring all previous water stains on the ceilings closely. Pool cage is damaged & waiting to be repaired.
7/7/23: There was a garbage can & two bags of landscaping debris next to the driveway when I arrived see photo below. There are numerous tree frogs living inside the mailbox. The mailbox appears to have too many large openings throughout allowing access. Monitoring the previous water stain on the master bedroom ceiling closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair.
7/7/23: The pipe connection on top of the pool pump appears to be slowly leaking while the pool pump is running see photo below. Made sure the water heater, range & ice maker were off. The ac was off & the there had a blank screen again when I arrived. I could not get it to turn on & I did not find any tripped breakers. Will contact the client & advise them of the situation. Found one of the dining room windows unlocked & locked it. Wiped moisture off the refrigerator door seals. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
7/7/23: Photo of the pool below. Ran the hose in the pool during the entire service call to help offset evaporation. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.
7/7/23: All of the weeds that were growing in the lanai pavers appear to have been sprayed recently. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
7/7/23: Drive by. Brought in six pieces of mail. Will be bringing all important mail to the post office for forwarding.
7/6/23: Photo of the carbon monoxide detector included in today’s observations.
7/6/23: New roof construction progress photos below. Half bathroom toilet is tagged for running. Mini fridge in pantry was on & cold. Watered the plant on the front porch. The storm shutters on the lanai and both upstairs windows are closed. All patio furniture brought in.
7/6/23: The realtor was inside the residence staging when I arrived. Made sure the water heater, range & ice maker were off. I left the water main on for the realtor when leaving & she stated that it would be turned off upon leaving. Checked all damp rids. Made sure to close the refrigerator doors tight. Mini fridge in kitchen was on & cold.
7/6/23: New roof construction progress photo below. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
7/6/23: New roof construction progress photo below. One of the master bedroom lights were on when I arrived. I turned it off before leaving. All storm shutters on lanai are closed.
7/6/23: New roof construction progress photo below. The kitchen lights were on when i arrived. I turned them off before leaving. Found one of the dining room windows unlocked & locked it. Found all the storm shutters on the lanai fully closed & cracked them all back open for ventilation. Portable dehumidifier in kitchen read 38. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation.
7/6/23: No Both chargers for vehicles in the garage had power and lights. The smoke detector in the hall leading to the guest bedrooms is chirping. It needs the battery replaced. Initially, I was concerned that the thermostat was set at 78 but reading 80°, so I checked the supply vents for temperature and they are running out about 67°. That generally means that it’s working but may be having a difficult time keeping up on such a hot day. The humidity is fine, so I don’t think that there’s an issue with the system with regard to pulling humidity out of the air.
7/6/23: New roof construction progress photo below. A flooring worker was inside the residence & construction has started on the floors since the last service call see photos below. Portable dehumidifier in kitchen read 55. Checked all damp rid bags. All storm shutters are closed.
7/6/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. I set the thermostat to 76. I changed the batteries in the front door key pad.
7/6/23: New roof construction progress photos below. The alarm system was deactivated when i arrived. The carbon monoxide detector in the guest bathroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery & reset it but it still continued to chirp see photo below. The carbon monoxide detector may need to be replaced at this time. Air dryer by fireplace was on. All storm shutters are closed.
7/6/23: The pool cage is gone as you know. The browning in the yard seems to be a little bit better as we’ve had a few rain showers lately. Chirping in the garage is very very faint. I looked and listened inside each white cabinet but the sound actually is coming from above there but there are only empty boxes up there. I checked each door opener that was not it so I am puzzled as to where it is coming from.
7/6/23: New roof construction progress photos below. Found both upstairs windows unlocked & locked them. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/6/23: New roof construction progress photos below. Front door storm shutter key is in the lock. Water was on in 2004.

I did not see any water inside the residence & monitoring all previous water stains on the ceilings closely. All storm shutters are closed. Did not run any water inside the residence per the client.
