Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,852 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/26/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for 2 seconds.
5/26/23: New roof construction progress photos below. The rusty water main handle broke off in my hand when attempting to turn the water to the residence on see photo below. I was able to turn the water on & off using some pliers for now. The water main handle or valve will need to replaced. Ran water in the pool during the entire service call to help offset evaporation. Photo of the pool below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. All storm shutters are currently open.
5/26/23: The living room smoke detector was not beeping? The browning in the backyard of the grass is about the same.
5/26/23: Brought in a box of iron out tablets for the toilets see photo below. I placed a tablet into the tank of each toilet for iron buildup prevention. Brought in one piece of mail with a stack of sales flyers see photo below. Watered the plants on the kitchen counter. Mesh storm shutter on lanai is down.
5/26/23: Drive by. Brought in 12 pieces of mail see photos below. Will be bringing all important mail to the post office for forwarding.
5/25/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Was unable to clean or flush the toilets as they have all been covered with plastic. All storm shutters on lanai are closed.
5/25/23: Portable dehumidifier in kitchen read 37. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are cracked open for ventilation. Storm shutter over front window will not close.
5/25/23: Portable dehumidifier in kitchen read 50. Checked all damp rid bags. All storm shutters are closed.
5/25/23: New roof construction progress photos below. Air dryer by fireplace was on. All storm shutters are closed.
5/25/23: New roof construction progress photos below. Brought in two packages of toilet bowl cleaner for the bathroom’s see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 55. All storm shutters are closed except one of the living room window shutters that appears to be broken. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
5/25/23: New roof construction progress photos below. Made sure the water heater, range & ice maker were off. Found the downstairs guest bedroom window open & several windows unlocked throughout the residence. I closed the window & locked the others before leaving. Found the master bedroom sliding glass doors unlocked & locked them. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered both humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters are closed. Did not run any water inside the residence per the client.
5/25/23: New roof construction progress photos below. Ran the storm shutters up & down for preventative maintenance. Front door storm shutter key is in the lock. Water was off in 2004.
5/25/23: The mini split in the garage does not show a reading and is not running. I am unable to get to the electrical panel as it is blocked at both ends with items along the wall and the car. The AC system is not running. The pan under the air handler is filled with water. I contacted the homeowner to have them get a tech out to look at it. Browning of the yard shown in photo below. The light in the tiny hall across from the garage entry door is on.
5/25/23: New roof construction progress photos below. Brought in two new premium pleated ac air filters and stored them next to the air handler for future usage see photo below. Several storm damaged areas throughout the residence are still waiting to be finished.
5/25/23: Poured vinegar down the HVAC condensate tube. Some browning of the front and side yard, photos below.
5/25/23: New roof construction progress photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
5/25/23: New roof construction progress photos below. All plantation shutters were closed on the last service call. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
5/25/23: Weeds growing in the cracks of the pavers on the lanai, photo below.
5/25/23: New roof construction photos below. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
5/25/23: New roof construction photos below. The storm shutters are difficult to open & close. The puck lights have not been installed underneath the kitchen cabinets yet. The three cabinet doors to the left of the refrigerator have not been replaced yet. Baseboards have not been installed on the wall between the sink & the toilet in the guest bathroom yet. Mini fridge in the dining room was on & cold.
5/25/23: The water main valve to the home does not have a handle so there’s no way to turn the water off. Off is the position I prefer. Since we can’t turn it off I walked the house twice to make sure all faucets, valves and toilets were not running. The ceiling lights in the master bedroom, and the front bedroom with the twin beds were on when I arrived I turned them off at the switch so this won’t happen again. Generally happens when there’s been a surge like lightning in the area. I also found six circuit breakers that were tripped. I reset them, and they all stayed set, photo below. 5/25/23: I another dead wasp in the master bathroom on the floor. Some browning in the side yard, photo below.
5/25/23: New roof construction progress photos below. The sidewalk leading up to the entrance of the building is currently taped off. Left the alarm system deactivated when leaving.
5/25/23: The water main to the house was on upon arrival, I turn this off based upon past history of past years. The electrical panel is taped shut and partially blocked by a bicycle tire. I’m not quite sure if it was tape shot because I shouldn’t look at it? I have in the past, so please advise. The yard has some browning the worts of which is in the back, photo below.
