Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,962 service calls we have performed 29,676 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/29/20: Went back to Check unit to ensure that there is no damage from recent fire sprinkler leaks in adjacent units. 12:30pm-1:30pm6/29/20: Met with the technicians from Mcdonough plumbing & let into the residence for plumbing issue. Technicians could not reach the clog in the lines from the clean out on the roof & had to remove the guest bathroom toilet closest to the garage to put a snake down the drain to reach the block. Per the plumber the drain is now unclogged, he reinstalled the toilet & tested all the drains. I brought in 1 package that was left by the front door see photo below. Package weighed 22.2lbs. Client will send pre paid label to forward the package. Swept floors wherever there was activity & put the storm shutter over the front door back in the down position. Made sure water main was off before leaving. 10:30am-12:30pm.
6/29/20: Poured vinegar down HVAC condensation evac tube. Humidity is high inside your home because thermostat fan was set to ON when it should be set to auto. When the fan is set to on humidity builds and builds and builds inside the system and then gets pushed out into the house. This will resolve the high humidity.
6/29/20: Water level of pool 1/3 skimmer port.
6/29/20: Pool water level down 1/4 of skimmer port, no hose in pool area, should Contact pool technicians unless coming in the next day or two. Poured vinegar down HVAC condensation evac tube.
6/29/20: Poured vinegar down HVAC condensation evac tube. On arrival I found the pool at about an inch above the skimmer port so I ran water the entire time I was here. Brought the level up to about 2 inches above the skimmer port, photo below. There are several weeds growing in the pavers on the lanai. The water heater was on upon arrival I shut off at the circuit breaker after speaking with client.

6/29/20: Poured vinegar down HVAC condensation evac tube. Pool level was down to 1/3 skimmer port so I ran water in the pool all during my time here. Dry spots on yard photos below.
6/29/20: Exterior, pool water level up just 1 inch above skimmer port bottom, turned water on during inspection, very hot and dry for awhile, interior clean, no problems observed,pictures below
6/29/20: Exterior, many spider webs and spiders around left and right sides of house, landscapers pulling weeds, pictures below, interior clean, poured vinegar down HVAC tube, no problems observed
6/29/20: One of the damp rid bags leaked in the master bedroom closet. The humidity inside your home was it 63.5% humidity which is too much so I reduced the dehumidistat to 52%. Well I cleaned up some of the mess from the Stanford bag the humidity came down below 60% it was at 58.5% when I left. I removed all the damp rid bags from the house per client.

6/29/20: Poured vinegar down HVAC condensation evac tube and chased with 1 cup of water. Both of my hygrometers were reading better than 80° inside your home yet your thermostat reads 75°. Humidity is low 50s so that’s good will just keep an eye on it. Laid out the fallen shower curtain on guest bed.
6/29/20: Exterior good, pool gurgling, water at edge of skimmer port, started water into pool, been here about 90 minutes with water on , noise has subsided and water level at 1/3 skimmer port., Master bedroom door shut meaning someone had been here but all ok
6/26/20: Drove suv & golf cart within the community. Put golf cart in tow mode to charge. Weeds are growing in the landscape beds photo below.
6/26/20: The pool water level was slightly low when I arrived, I ran the garden hose in it during the entire service call to help bring the water level up to half the skimmer port. Brought in a large pile of mail from the mailbox. The new garage door has been painted to match. Lowered the storm shutter over the front door. Drove suv within community.
6/26/20: Removed a pesticide application sign dated 6/25 from the front yard.
6/26/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
6/26/20: Poured vinegar down the HVAC condensate drain line.
6/26/20: Watered the 3 plants on the lanai.
6/26/20: Found the ac thermostat changed from 79 to 80?
6/26/20: The guest bathroom toilet runs, the valve is off & I tagged it as such.
6/26/20: Turned off the breaker to the range. Found the living room & right side master bedroom sliding glass doors unlocked. Checked all damp rids.
