Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,897 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/14/20: A smoke detector in the kitchen is chirping. The pool pump is still leaking.1/14/20: Brought in 2 pool service slips dated 1/2 & 1/9. The kitchen cabinet that fell has been reattached to the wall see photo below.
1/14/20: The kitchen sink faucet leaks from the handle when water is running only see photo below. It has been tagged as such. Cleaned up gecko droppings from the dining room floor.
1/13/20: Mail in new mailbox, pool clean water 2/3 skimmer port, picture exterior flowering bush, interior also clean, ran water brushed toilets
1/13/20: Water on upon arrival off upon departure, breaker was off to HW, golf ball moved but still on lanai, no insects observed , left fan running in garage
1/13/20: Pool clean water 2/3 skimmer port,water was on upon arrival, off upon departure. Breaker to HW tank was off, flushed brushed toilets, ran water all sinks etc,. Ran disposal, all clean
1/9/20: Found the water main on upon arrival and the valve is broken. Found the pool level at about 3/4 of an inch, stayed until pool level was at 1/3 skimmer port. One of the back sliders was not locked, photo below of which door not locked.
1/9/20: The latch in the front door handle has quit working & the door will not stay closed unless the deadbolt is used. It has been tagged as such. Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call.
1/9/20: The half bathroom toilet is running, I turned the valve off & it has been tagged as such.
1/9/20: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
1/9/20: Was unable to drive the suv last service call due to it raining outside. Was also unable to drive the suv today as the renter’s vehicle was parked directly behind it however I started the suv and let it idle while I was doing other service calls in the building.
1/9/20: No mail today. The small lamp by the front door is on.
1/9/20: Poured vinegar down the HVAC condensate drain line.
1/7/20: Brought in 3 pieces of mail photo below. The weather stripping between the two front doors is dry rotted & starting to fall apart see photos below. The guest bathroom toilet & water supply valve has been replaced see photo below. The master bathroom work is completed, new toilet, water supply valve etc photo below.
1/7/20: The wood side gate nails are loose and the gate has come unattached from the hinges.
1/7/20: Put the garbage cans back into the garage. Brought in 1 pool service slip dated 12/23 see photo below. The landscape bed that was previously damaged by animals on the left side of the house has been filled with rock & the wildlife trap is still present see photo below. The living room ceiling fan is on. The guest bathroom shower has grout falling out in the corners. The spa water level is at an optimal level. Weeds are growing in the pavers on the pool lanai.
1/6/20: Pool clean, water 3/4 skimmer port, 2 fresh digs exterior, interior ran water, brushed and flushed toilets ran water in sink, pictures below
1/6/20: Water on upon arrival, water heater breaker was off, dehumidifier running at 50 sills dry, flushed toilets, ran water in sinks, ran disposal
1/6/20: Ran water , flushed and brushed toilets, ran disposal. Exterior neighbors house, pool 2/3 skimmer port, tree in front leaning as one stake pulled out. Pictures below
1/6/20: Pool clean water 2/3, interior ran water brushed flushed toilets ran disposal, visual dead insects in master bath, pictures below
1/6/20: Ran water baths, kitchen, flushed toilets, ran disposal, all in good order
1/5/20: Doors locked, water off , breaker off to water heater, everything looks good
1/3/20: A table lamp in the living room is on. I turned the dehumidifier to auto from manual because the backside is a bit frozen, photo below. The unit was still working because there was a great deal of water in the drain line. The unit should not run constantly in this mode giving it time to thaw.
1/3/20: Poured capful of bleach into each toilet. The lanai is wet & dirty from rain. The sidewalk leading to your main entrance needs power washed quite a bit of mold on it, photo below. I found quite a bit of dirt like granules on the windowsills, I don’t think they are insect related. We will monitor, photos below. The humidity inside your home is higher than I like to see it I move the thermostat down to 73° so that we’re running from the dehumidistat help remove the humidity.
1/3/20: Water stain on ceiling has not changed will continue to monitor it. The humidity is a bit high as sometimes happens this time of year because the thermostat setting inside the house is higher than what temps normally get outside or there or close to it. Humidity bills and the AC system does not turn out enough to remove it. Hey suggestion would be to move the thermostats to 75° for this time of year unfortunately we will not be back for another 28 days
