Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,786 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/23/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 36. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.11/23/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Activated the alarm system using the new keypad when leaving. Storm shutters on lanai are closed.
11/23/23: Both large damp rid buckets inside the vehicle are full & need to be replaced. Work has started on the drywall underneath the dining room windows since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. The wine cooler in the dining room was on & reading 41/50. Storm shutters over dining room windows are temporarily opened.

The inside of the residence has not changed in appearance since the last service call. New roof construction has not changed in appearance since the last service call. Wine cooler in hallway was on & read 50/54.
11/23/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
11/23/23: There has been some activity inside the residence since the last service call. Some of the window blinds were open when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
11/23/23: The master bedroom ceiling has been repaired since the last service call but now there is a section of ceiling removed from the lanai ceiling see photos below. New roof construction has not changed in appearance since the last service call. The kitchen sink faucet does not work correctly. Client is aware & will address. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.

The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
11/23/23: All of the railings on the building have been painted recently see photos below. The keypad deadbolt on the front door was unlocked again, there was a package sitting in the foyer, the living room sliding glass door was unlocked & the lanai light was on when I arrived. Photo of the package below. I turned the light off before leaving. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.

11/22/23: Met with James from True solutions & let him into the residence for cleaning. I stayed with james until he was finished & confirmed that the entire inside of the residence has been cleaned see photos below. All of the dead bugs have been removed & everything was clean with a nice smell. Was able to open the office door with the key provided in the kitchen drawer. I put the key back in the drawer after unlocking the door. Photos of all important mail & packages below. Sixteen pieces of mail & five packages. Cleaned up the lanai. The tires on the vehicle were all starting to get pretty low. I inflated them all to 32psi using my cordless inflator photo below. I also attempted to charge the dead battery using a battery charger from the garage but the battery appears to have been dead for so long that it is below the threshold & the charger did not recognize the battery when connected to the terminals. The vehicle appears to need a new battery at this time. Made sure everything was locked up & put the key back in the lockbox when leaving. 12:30pm-5:00pm includes travel time per contract.
11/22/23: Pool house temperature is 78. and humidity is 45.7%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. Say No To Bugs service work order was in the door jamb, I brought it inside. It is dated 11/14/23, photo below.
11/22/23: There is some dark discoloration on the baseboard to the right of the sliding glass door, reported previously. This indicates a possible leak or pass leak. I’m not sure.
11/22/23: The car’s battery maintainer reads 100. Car cover was on correctly. I found 12 dead ants as opposed to the 100 small dead ants on the kitchen counter, 2 service calls last sho. I could not find any live ants. There are half a dozen gecko droppings along the slider. Could not see a live gecko.
11/22/23: There were no tripped circuit breakers this service call.
11/22/23: There was a great deal of evidence of a palmetto bug or two in the guest bathroom, photos below. Found one dead one in the shower. Car under the carport.
11/22/23: I found 1 ghost ant on the guest bathroom vanity top. I killed it. I look at this top ever few minutes while I was inside and do not see any more.
11/22/23: Poured 2oz of bleach in each toilet.
11/22/23: The dehumidifier read 51%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The garbage disposal was jammed, I freed it and sprayed WD40 liberally on the blades.
11/21/23: I poured vinegar down the HVAC condensate tube then chased with water.
11/21/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously.
