Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,786 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/21/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.11/21/23: The dehumidifier read E9 again, it read 58 when I reset it. Small light spots on the ceiling in the front bedroom right corner, reported previously. There is an SUV in the garage, look below.
11/21/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Remove the expired bagels from the refrigerator. Lanai screen door is locked.
11/21/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
11/21/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported have been sprayed and killed. There is what appears to be an armadillo hole on the side of garage in the landscaping, photo below. Palm tree on the side of the house could use some attentions, maybe palm fertilizer.
11/21/23: Brought in one piece of mail see photo below. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the hose in the pool during the service call to help bring the water level up. Weeds are starting to grow next to the pool. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
11/21/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important.
11/21/23: Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
11/21/23: The lamp in the master bedroom that is connected to the smart plug adapter is on. Mailing requested items.
11/21/23: Removed a Massey pest sign dated 11/8 from the front yard. 11/21/23: Made sure the water heater & oven were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dead ants on glue traps in master bathroom. A section of pool pavers appears to be sinking on the right side of the pool. Visual check of the dock.
11/21/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. The front screen door was locked, and the front door locks have been changed. I was able to gain entry to the home only through the back bathroom door off the pool still.
11/21/23: The ac condensate drain line on the right side of the house behind the ac condenser appears to be leaking onto the concrete slab see photos below. I did not hear any smoke detectors chirping during today’s service call. Weeds are growing in the pool pavers. The garbage disposal was not seized today. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
11/21/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously
11/21/23: There were location utility marks across the entire front yard & all of the neighbors yards when I arrived which appears to be for the burying of the power lines in the area see photos below. The lanai may need to be pressure washed soon see photos below. The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is on.

Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water provided. Put the keys back in the lockbox when leaving.

11/21/23: Home under renovation from flood damage. Pool level is about 1/2 skimmer port and auto water fill is working. Pool is much better today only a little debris on the bottom and NO algae. Master bedroom, MB closet, foyer, hall ways and formal dinning room have been painted. Now working on drywall patching on ceiling of living room. Guest bedrooms appear painted. Left to complete as far as paint: both bathrooms, kitchen, living room, utility room, dining area.
11/21/23: The pool draws from the bottom drain of the pool according to the homeowner.
11/21/23: The tires on the car were starting to get low from cooler outside temperatures. I inflated all the tires to 32psi using my cordless inflator photo below. The lights on the internet modem were flashing when I arrived. I rebooted the modem while inside the residence but the lights keep flashing indicating no internet connection. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on. Wood fence in backyard is waiting to be repaired.

I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Cleaned up gecko droppings off the floors & wiped cobwebs off the siding around the front exterior light. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
11/21/23: The ladder has been removed from the living room & there appears to have been a light cleaning throughout the residence since the last service call. Materials on front porch still. Irrigation system is on. All storm shutter panels are on.
11/20/23: Brought in a package that was laying by the front door when I arrived see photo below. There appears to have been some activity inside the residence since the last service call breakers turned on, residence cleaned etc. There is a hairline step crack starting to show in the stucco on the left side of the house next to the electric meter see photo below. The last of the vinegar provided for the ac condensate drain line has been used. A new drain line cleaner product called Nuline is recommended. Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Monitoring the previous water stain on the master bathroom ceiling closely.
11/20/23: The pool water level is back up to the optimal level of half the top skimmer port. Inside of residence is waiting to be professionally cleaned, ac tuned up & plumbing repaired throughout the residence. Large stack of mail & packages on the dining room table. Excessive dead bugs on the floors throughout the residence. Almost all water supply valves for faucets & toilets excessively corroded throughout residence. Water main & spigot on side of house leaking when water main is on. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The office door is locked. Visual check of the suv. Visual check of the boat, outbuilding & trailers. Put the key back in the lockbox when leaving.
