Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,786 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/20/23: Poured the remaining half quart of vinegar down the ac condensate drain line for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.11/20/23: Made sure the water heater, range & ice maker were off. 11/20/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.

I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/20/23: Brought in two pieces of mail see photo below. The ac system was off & not working correctly when i arrived. The fan in the condenser was not spinning & the condenser was making a loud hissing sound while trying to run. I turned the ac system off for now & put a lockbox on the front door with a key to the residence inside when leaving. Will contact the client & advise them of the situation. The fill valve runs on the guest bathroom toilet & is tagged as such. Mini fridge in kitchen was on & cold. Checked all light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.

There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.

11/20/23: Portable dehumidifier read 52%. Left the water main on when leaving. All storm shutters are open.

11/20/23: Real property sticker expires soon. The humidity level was below 60% inside the residence again. I raised the ac to 78 for now to save energy. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
11/20/23: Made sure the water heater, range & ice maker were off. Found the right side master bedroom window unlocked & locked it. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked

Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.

I lowered the humidistat to 50% & the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant. Lanai door is locked. All storm shutters are closed. New stucco on back of house is waiting to be painted. Two small sections of soffits are pushed up on the left side of the house.

The battery maintainer connected to the golf cart does not appear to be charging the golf cart as the light was red when I arrived see photo below. Watered 8 plants using the bucket using the water spigot on the right side of the house & made sure it was off after watering the plants. Did not run any water inside the residence per the clients.

I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has several large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.

11/17/23: There was a gold Lexus suv parked in the driveway when I arrived see photo below. There was a notice from the city on the front door concerning the cleaning of sewer lines in the area see photo below. I left all toilet seats down when leaving. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I did not see any more live ants I sure the residence during today’s service call. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
11/17/23: There was a notice from the city on the front door when I arrived concerning the cleaning of the sewer lines in the area see photo below. I left all toilet seats down when leaving. The humidity level was over the acceptable level of 60% inside the residence again. I found the thermostat has been raised to 80 & the humidistat raised to 55% by the ac technician since the last service call. I lowered the humidistat back down to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One damaged roof tile over the garage. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
