Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,796 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/28/23: Drive by. Turned everything back off & closed the storm shutters on the lanai as the clients are unable to return at this time.
9/27/23: The weeds are starting to take over in the landscaping, reported previously. The neighbors are having a new fence installed.
9/27/23: The outer room readings are 56.9% humidity and 82.8°. The smoke detector is chirping in the master bedroom, reported previously.
9/27/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. Based on the humidity level inside your unit today I moved the humidistat back to 55 from 50.
9/27/23: I start my day here on the other side of the complex where I do unit 17. I found at their door a letter to Kathryn with an error in the address. So I brought it to your primary condo to find one at the door for Steve, photos below.
9/27/23: I poured vinegar down the HVAC condensate tube and then chased with water. I swept all the bugs from all areas in the condo but concentrating in the kitchen and living room.
9/27/23: The car’s battery maintainer reads 100. Car cover was on correctly.
9/27/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
9/27/23: The carpeting where the damp rid bag leaked is still oily.
9/27/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko, reported previously. The coils on the HVAC air handler appear to be frosting up, reported previously but no worse than before. The smoke detector in the hallway is chirping, reported previously.
9/27/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the faucet and underneath where the leak is coming from. There’s a tub down below there so it looks like maybe this leaked before?
9/27/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/27/23: Pool house temperature is 78.2 and humidity is 50.3%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The thermostat was set to 78 not 77, but based on the humidity level today I kept it at 78.
9/27/23: Contractor access. Met with ac technician Chuck from EZE air solutions & let him into the residence to repair the ac system. I stayed with Chuck until he was finished & made sure the ac was working correctly again. Chuck stated that the ac needed a new capacitor & replaced it with a new capacitor that has a five year warranty photos below. Made sure everything was locked up when leaving. 8:00am-9:00am
9/26/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
9/26/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
9/26/23: The ac thermostat had a low battery warning on the display when I arrived photo below. I replaced the batteries with two new AA batteries provided on the kitchen counter removing the low battery warning. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
9/26/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Rainy season has started & the palm trees are being watered by frequent rains. New palm trees appear healthy. Turned the water main off to the house only when leaving.
9/26/23: Neighbors vehicles have been removed from the driveway. Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
9/26/23: The smoke detector in the mid guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery.
9/26/23: Pool draws from the center bottom drain per client. Next time you have the lanai deck power washed you may want to have him also do the top cage canopy cross members, photo below.
9/26/23: The ac system was back on & appeared to be working correctly again. The right side handle on the master bathroom left side sink is tagged for not turning off when running the water. I had to turn the supply valve off underneath the sink for now. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. A section of pool pavers appears to be sinking on the right side of the pool. Clear storm shutter panels are on over the dining room windows. Left the water main on when leaving.
9/26/23: The pool pump filter canister lid was slowly leaking again when I arrived photo below. The tires on the mini van were all starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photo below. Weeds & grass are building up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely. All storm shutter panels are on. Put the key back inside the lockbox when leaving.
9/26/23: The car charger was lit with green light. I removed the garage door hurricane brace.
9/26/23: Unplugged the battery maintainer on the mustang to start the staggered charging cycle per the client instructions. The garbage disposal was seized again. I was able to free it using a disposal hex key. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
