Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,796 service calls we have performed 28,593 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/26/23: Browning in the yard still persists. I moved the humidistat back to 55 from 50 based on today’s humidity level inside.
9/26/23: Drive by. Residence felt cool inside & the ac system was on & running when I arrived. Made sure the water heater, range & water main were off.
9/26/23: I watered 1 total plants within the hurricane shutter, 3out on the pool deck and 1 out front. I poured vinegar down the HVAC condensate tube chased by water. Garbage disposal is frozen. The weeds have been pulled on the lanai, reported previously.
9/26/23: I poured vinegar down the HVAC condensate tube then chased with water. I did not find any ants in the master bedroom on the window sill.
9/26/23: The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is off.
9/26/23: The water main was on upon arrival, off upon departure. There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. There is a note on the account to keep the thermostat on 82 but the thermostat was set initially at 85. Which should I maintain?
9/26/23: Weeds & grass are starting to build up in the landscape beds again. The humidity level was over 60% inside the residence again. The air is coming out of the vents at 85 degrees. The ac system is not working correctly & appears to need maintenance at this time. Will contact the client & advise them of the situation. Will continue to monitor closely & adjust accordingly. Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
9/26/23: Photos of the lawn below.
9/26/23: The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
9/26/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. Called the client as she had some questions to ask me about items in the house.
9/26/23: Mini split ac thermostat set to 80. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Plants were all currently wet from rain. Put the keys back in the lockbox when leaving.
9/26/23: I watered the 3 interior plants as instructed. The master bathroom left sink has a note that the sink plug is broken. The lanai has a few weeds growing in the cracks. The front yard light is on, previously reported. The browning in the yard still persists, reported previously. The front bathroom sink is leaking at the nut gasket attached to the bowl, the nut will not turn to tighten. The faucet is tagged and the area below the bowl to show you where it leaks. I’ve been watching the spot at the entrance to the bedroom behind the garage/utility room all summer and it has not gotten worse. The other two more light ceiling stains were also previously reported. These stains do not look to have gotten worse. The tree out back has filled in tremendously, photo below. There are several small branches that are on the ground and each week it appears no one is picking them up they are just accumulating, photos below.
9/26/23: Brought in one piece of mail that appeared to be important see photo below. The ac system was on & appeared to be working correctly. Weeds & vines are starting to build up in the front landscape bed & driveway pavers. Mini split ac was on.
9/26/23: Sprayed several active hornets nests on the front entryway ceiling. Both screen doors are locked. All shutters are closed.
9/26/23: The damaged soffits & facia on the left side of the house & shed have been all been replaced since the last service call. Tag on car expired on 8/23. The ac system was back on & appeared to be working correctly. Rebooted the internet modem. All ceiling fans are on. Made sure the water heater, range & ice maker were off. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door.
9/26/23: Weeds & grass are starting to build up in the landscape beds. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
9/26/23: Current photos of the pool & spa below. It appears someone has started to clean it recently. Excessive weeds, grass & vines are building up in all the landscaping & pavers. All storm shutter panels are on.
9/26/23: The ac system was back on & appeared to be working correctly since the last service call. The gutter downspout on the front left corner of the house appears to be clogged & is backing up causing the ground to erode around it. Irrigation system is on. All storm shutter panels are on.
9/26/23: Drive by. Put a lockbox on the front door with a key to the residence inside for the roofing contractor & removed the milk from the refrigerator.
9/25/23: Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
9/25/23: Removed a Truly nolen pest sign from the front yard. Excessive weeds & grass are growing excessively in all the rocks & pavers around the residence. Mini fridge in kitchen is off & door open. Monitoring all previous water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
9/25/23: Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
9/25/23: There is, what appears to be, an armadillo hole under the bushes just right of the front door, reported previously.
9/25/23: Weeds are starting to build up in the pool pavers see photos below. All storm shutters are closed. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
9/25/23: The front door deadbolt is extremely difficult to engage from the outside. I entered & exited the residence through the garage rear entrance door for now. The section of missing soffits on the front of the house is waiting to be repaired. There is a crack in the stucco on the lanai ceiling several feet long. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 37.7% humidity. Master bath hall temps were 80.5 degrees & 45.7% humidity.
