Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,993 service calls we have performed 30,357 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/30/20: Visual check of the boat photo below. The kitchen sink faucet leaks from underneath when water is running, the valve is off & it is tagged as such.9/30/20: The landscape curbing on the right side of the house that was damaged by landscapers has been replaced see photos below. A piece of crown molding from inside the skylight in the garage was laying on the floor when I arrived, it does not appear to be from any current water damage. It was not wet and the skylight does not appear to currently be leaking see photo below. The master bathroom right side sink has started leaking from underneath where the trap connects to the sink when water is running, the valve is off & it is tagged as such. The lawn has some brown spots in the front & back.
9/30/20: No charge drive by. Put the extra key from the closet in the lanai door for the weed spraying & removed a problem solved sign dated 9/28 from the front yard.
9/29/20: Photo of package left at the front door I brought in that wasn’t included in the service call report.
9/29/20: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
9/29/20: Started the car, pulled it out of the garage & let it idle during the service call. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees photo below. Checked all light timers. No mailbox.
9/29/20: Swept cob webs off the walls on the front porch. The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
9/29/20: Removed a Hughes exterminators sign from the front yard. The pool store was cleaning the pool when I arrived. Turned on the refrigerator & made sure the ice maker was off, turned on the water heater & left the water main on for clients return. The irrigation pump breaker outside was tripped again, I reset it & the pump came back on.
9/29/20: All landscaping has been trimmed & the weeds sprayed and or pulled see photos below. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
9/29/20: Could not get water to run in the kitchen sink, I found the batteries were dead under the sink & replaced them with 6 new AA batteries. Brought in a large stack of junk mail. The ac condensate drain line on the right side of the house by the condenser is full of algae & may need to be serviced soon see photo below. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.
9/29/20: Exterior okay, pool with debris on bottom, interior clean, humidity very good, no problems observed, pot damage picture below
9/29/20: Exterior good, pool clean and water level again 1/2 skimmer port, interior clean, humidity very good, all is well
9/29/20: A section of the soffits looks pushed in on each side of the gable roof on the front of the house over the entryway. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Weeds are growing by the pool.
9/29/20: The security system updated its firmware while I was inside the residence photo below. Watered the two plants on the lanai. Weeds are growing in the pool pavers. Ran water slowly in the master bathroom sink with leaking trap.
9/29/20: Exterior good, interior clean, humidity very good, poured vinegar down HVAC, no problems observed
9/29/20: The lawn was being mowed when I arrived.
9/29/20: Exterior good, interior clean, splash bleach in toilets, poured vinegar down HVAC tube, no problems observed
9/29/20: Brought in a h2o pool service card dated 9/23. Both pool cage doors are locked.
9/29/20: The pool cage screens have been repaired photos below. Brought in 4 pool slips from the lanai dated 9/2-9/23. Weeds & grass are growing in all the landscape beds.
9/29/20: Exterior good, interior clean, poured vinegar down HVAC tube, turned disposal on and off to run, no problems observed. Picture below
9/29/20: Exterior good, pool area weeds, water clean and 1/3 skimmer port, flower vine sac in front to soffits, interior clean, poured vinegar down HVAC tube, need toilet brush? No problems observed
9/29/20: An mrt lawn center truck was in the driveway when I arrived. Found one of the water valve handles next to the water main on the left side of the house is leaking see photos below. The entire lawn appears to have been sprayed recently see photos below. Photo of lanai tile work progress below. Left the water main on when leaving.
9/29/20: Exterior good, interior clean and humidity very good, no problems observed, key was under door mat
9/29/20: Exterior good, interior clean and humidity good, fridge filter light on, no change in front bedroom ceiling stain, no problems observed, pictures below
